Position Overview:

Legacy Homes is a leading build-to-rent company specializing in single and multi-family homes.

We are seeking an experienced and highly motivated Senior Project Manager to join our

dynamic team. In this role, you will oversee and manage the construction and development of

our projects from inception to completion, ensuring they are completed on time, within budget,

and to the highest quality standards.

Key Responsibilities:

1. Project Leadership:

• Lead and manage multiple construction projects simultaneously, ensuring they are

delivered on time, within budget, and to the highest quality standards.

• Develop and implement project plans, schedules, and budgets in alignment with

company objectives.

• Oversee the entire project lifecycle, from pre-construction planning to project closeout.

2. Pre-Construction Planning: (Future position)

• Collaborate with architects, engineers, and consultants during the design phase to

ensure feasibility and constructability.

• Conduct thorough site analysis and due diligence, including soil testing, environmental

assessments, and zoning compliance.

• Assist in obtaining necessary permits and approvals from local authorities and regulatory

bodies.

3. Construction Management:

• Coordinate and supervise all on-site construction activities, ensuring compliance with

design specifications, building codes, and safety regulations.• Develop and manage detailed construction schedules, ensuring timely progress and

adherence to milestones.

• Oversee subcontractor selection, contract negotiation, and performance management.

4. Team Management: (New PM’s)

• Recruit, mentor, and develop a high-performing project management team.

• Foster a collaborative and inclusive team culture, promoting open communication and

continuous improvement.

• Delegate tasks and responsibilities effectively, ensuring team members are empowered

and accountable.

• Provide guidance, support, and professional development opportunities for project

managers under your supervision.

• Conduct regular performance reviews and feedback sessions with project managers to

ensure continuous improvement and professional growth.

• Become the First point of contract for Project Mangers working under your supper vision.

5. Stakeholder Engagement:

• Act as the primary point of contact for clients, contractors, suppliers, and other

stakeholders.

• Build and maintain strong relationships with all project stakeholders, addressing concerns

and resolving issues promptly.

• Ensure clear and consistent communication throughout the project lifecycle.

6. Risk Management:

• Identify potential risks and develop mitigation strategies to minimize impact on project

delivery.

• Monitor and manage project risks, implementing corrective actions as necessary.

• Ensure compliance with all safety, health, and environmental regulations.

7. Quality Assurance:

• Establish and maintain rigorous quality control processes to ensure project deliverables

meet or exceed client expectations.

• Conduct regular site inspections and audits to verify adherence to project specifications

and standards.

• Drive a culture of excellence and continuous improvement in construction practices.

8. Safety Management:

• Develop and enforce comprehensive safety plans and protocols to ensure a safe working

environment for all team members and subcontractors.

• Conduct regular safety meetings and training sessions to promote awareness and

compliance.

• Investigate and document any safety incidents, implementing corrective actions to

prevent recurrence.

• Ensure all safety equipment and procedures are in place and functioning properly on-site.

9. Financial Management: (Office position Future)

• Develop and manage project budgets, ensuring cost control and financial performance.

• Approve and track project expenditures, invoices, and change orders.

• Prepare regular financial reports and forecasts for senior management. (work with

purchasing)

10. Strategic Planning:

• Contribute to the development and execution of the company’s strategic goals and initiatives.

o Next year in 200 Doors.

o 10 Year plan: 3,700 rental Doors.

• Identify opportunities for innovation and process improvement in project management and

construction practices.

• Stay abreast of industry trends, best practices, and regulatory changes. Qualifications:

• Proven leadership experience, with the ability to manage and inspire diverse teams.

• Strong understanding of construction methodologies, processes, and best practices.

• Proficiency in construction management software and tools (e.g., Builder trend).

• Excellent problem-solving, decision-making, and organizational skills.

• Exceptional communication and interpersonal abilities.

• Ability to work a demanding schedule, including weekdays (7 AM to 5 PM) and weekends as

needed. 40-50 Hours a week.

• Being able to fix problems before they become problems.

• Communicate, report with office/CEO

• Weekly reporting to CEO, (Production)

• Able to bring in/Hire new trades and vendors.

• Able to train new project managers.

• Becoming 1st point of contract of everything that happens in the field.
